Noise is the most common reason a tune-up is booked, and every sound has an address. A high squeak that repeats with each section movement points to dry hinge pins. A rumbling that follows the door up and down usually comes from roller bearings. A sharp rattle at the top of travel is often a loose track bracket or hinge screw. A rhythmic slap along the ceiling is a slack chain on the opener rail. A pop or crack as the door starts is worth a closer look at the springs and drums. The technician places each sound, then checks that spot directly rather than lubricating everything and hoping.
Cleaning and aligning the photo-eyes
Photo-eyes work only when each sensor can see the other. The lenses are wiped clean of dust, cobwebs and salt film, the brackets are checked for the bends that a bin or a bicycle tire leaves behind, and the pair are aligned until both indicator lights hold steady. Height is confirmed at no more than about 15 centimetres off the floor, and the wiring is traced back to the opener head for a chafed or loose connection. Where low sun fools a sensor at a certain hour, a small shade or swapping the two units settles it. Once aligned, the beam is tested with the door closing to confirm it reverses and returns fully open.
Two safety tests you can repeat every month
You leave knowing how to run the same two tests the technician ran. With the door open, start it closing and wave a broom handle through the photo-eye beam: the door should stop and return fully open. Then lay a 2x4 flat on the floor under the centre of the door and close it: the door should reverse when it touches the board. Manufacturers ask for both tests monthly and after any adjustment. A door that stops on the board rather than reversing needs its down travel or force reset, which the record explains, and a door that fails again is a reason to call. What is the balance test and why does it matter so much?
With the door closed, the opener is disconnected using the red release handle and the door is lifted by hand. A balanced door rises with modest effort, stays fully open and holds still about a metre off the floor. The springs are meant to carry nearly all the weight so the opener only guides the door. A heavy or sinking door means the opener is lifting weight it was not built to lift, wearing its gear and making the reversal system less reliable.
Should I lubricate the tracks?
No. Tracks should be clean and dry. Rollers are meant to roll along the track on their own bearings, and a film of lubricant on the track collects grit, thickens in the cold and makes the rollers slide and drag instead. Wipe the tracks with a rag and put the lubricant where it belongs: on the hinge pins, the roller bearings, the spring coils and the bearing plates at the ends of the torsion shaft.
What should I do if the bottom seal freezes to the floor?
Do not keep pressing the button; the opener can tear the seal or pull the top section out of shape. Free the seal by clearing the ice along the threshold, with warm water poured on the concrete rather than the door, or by working a plastic scraper along the seal. Then treat the seal with a silicone spray. Keeping snow and meltwater cleared from the threshold and keeping the seal flexible with silicone prevents most repeats.
