What gets lubricated, and what is left dry?
The moving metal-on-metal points get a light coat: the spring coils, the hinge knuckles, the roller bearings and the pins at the bottom brackets. A silicone or lithium product made for doors is used, then the door cycles a few times to carry it in. What is the balance test and why does it matter so much?
With the door closed, the opener is disconnected using the red release handle and the door is lifted by hand. A balanced door rises with modest effort, stays fully open and holds still about a metre off the floor. The springs are meant to carry nearly all the weight so the opener only guides the door. My car is trapped inside. Can I lift the door by hand to get it out?
Lifting a crooked door is where most injuries around this problem happen, because the springs and cables are loaded unevenly and the door can shift suddenly. Tell the technician on the phone that a vehicle is inside; getting it out is part of the plan, and the door will be supported and levelled before it is raised. What happens if my door's design has been discontinued?
It happens with older doors, since embossing patterns, joint profiles and colours change over the years. What does stem length mean and why does it matter?
The stem is the steel shaft that passes through the hinge or fixture and carries the wheel. Most residential doors use a four-inch stem through a single hinge. Heavier doors have two hinges stacked at the ends of each section, and those need a seven- or ten-inch stem so the shaft reaches through both. A short stem in a double hinge sits loose, lets the wheel lean, and is a common reason a door leaves its track. The technician counts the hinges before choosing the set. Can I tighten loose hinge screws myself?
Yes, hinge screws are a homeowner task. Disconnect the opener, leave the door closed, and snug each hinge screw with a socket wrench without forcing it, since overtightening strips the hole. Leave the bottom brackets alone; they anchor the cables and are under spring tension. Why is the horizontal track sagging?
The horizontal run hangs from the ceiling on back hangs of perforated angle, and it sags when a hanger bends, its screws pull out of a joist, or it was only ever fixed into drywall. A sagging hanger droops that run out of level or its intended pitch. The fix is a straight or new hanger screwed into solid framing, with the run set to the manufacturer's specified pitch and matched to its partner; a door that drifts back toward the opening once raised is a separate, balance-related symptom. Why is the door sitting crooked in the opening?
Each corner of the door is held by its own cable. When one cable stretches, slips its drum or breaks, that corner loses its lift and drops while the other stays up, so the door tips and usually wedges against the track. Which parts most often need replacing on an opener?
The list is short and familiar: the drive gear and sprocket on chain-drive units, the start capacitor on AC motors, the photo-eye pair and its wire, the trolley and carriage, the wall control, the remotes and their batteries, the light socket, and on newer units the battery backup pack. My opener is decades old. Can the chain drive still be repaired?
Often, yes. Gear kits, sprockets, chains and trolleys are still made for many older heads, and tension, phase and limits can be set on almost any unit. The limit is parts: some makers no longer support units made before the mid-1990s, and those also lack the photo-eye protection expected today. Should the belt be lubricated?
No. The belt is meant to run clean and dry; oils and sprays soften the rubber and gather grit in the teeth, which wears the sprocket. Lubricant belongs on the door instead: hinges, rollers and springs get a garage-door lubricant once a year. Is battery backup worth having?
For many households it is the feature they value most, especially where ice storms and winter outages are part of life. A backup battery inside or beside the head unit runs the door for a number of cycles when the power is off, so you can get the car out or put it away without heaving the door up by hand in the dark. Can damaged framing be corrected during replacement?
Minor preparation may be included when it is clearly described, but deteriorated jambs, an unsound header or structural changes can require a separate trade and project decision. Does an uneven garage floor affect the result?
Yes, because the bottom seal meets the slab across the entire width. Measurements show whether the floor slopes consistently, has isolated high spots or has settled at one corner. Why does the technician inspect the jambs and framing?
Door loads travel through the tracks and brackets into the jambs, then into the building structure. Can I get the traditional look and still use an automatic opener?
