Is the door hanging level?
A gap that is wider at one corner is often the door rather than the seal. The technician checks that the door sits square in the opening by comparing the bottom edge to the floor at both ends and looking at how each lift cable wraps its drum. A stretched cable, a drum that has crept on its shaft or uneven spring tension drops one corner a centimetre or two, and setting the door level is what closes that wedge. Securing the door before work begins
The opener's release cord is pulled so the motor is out of the picture, and the door is raised by hand to a height where the bottom rail sits at a comfortable working level, usually around chest height. A clamp goes on each vertical track just below a roller so the door cannot drift down while the retainer is exposed. The bottom brackets in each corner stay untouched throughout, because they carry cable tension whenever the springs are wound. With the door held and the floor in front clear, the seal and retainer can be handled like any other piece of hardware.

The opener was reset to the new seal height, and it will hold that setting until something changes. If the door begins to reverse just before the floor, stops short and leaves a gap, or lands with a thump, the down limit or force has drifted or the seal has taken a set, and a small adjustment puts it right. Is the seal on an insulated steel door different?
Sometimes. Many insulated doors have the seal channel moulded into a plastic cap that wraps the bottom rail, which takes a specific profile rather than a generic one. If that cap is cracked or the channel has opened, a screw-on aluminum retainer can be fitted over the rail so a standard T-style or bulb seal can be used from then on. Identifying the retainer at the first look settles which route applies.
Will I need a new retainer as well as a seal?
Only if the existing one is damaged, and most are reused. A retainer that is straight, tight to the rail and free of heavy corrosion stays. One that has been kinked by a bumper or shovel, spread open so the seal slips out, or eaten by salt is replaced with a matching aluminum extrusion so the new seal seats properly. The inspection at the start of the visit settles which applies.
